5 Tips in Identifying Land That You Are Buying in the Philippines

In buying a land in the Philippines its very important to verify its location. How can we do it? Here are the the 5 tips in lot identification.


1. Compare the lot plan, title and tax declaration whether they are agreeable with each other like name of owner, bearings, boundaries.

2. If the lot is not within the subdivision, hire a licensed geodetic engineer especially if property is raw land or the tax map of assessor's office to identify the lot


3. If it is a subdivision lot, refer to the subdivision developer, homeowner's association, and the owners of adjacent lots as to the correctness of the plan as shown in the TCT or assessor's office


4. Verify actual area vs. area stated in the title. Check possible encroachments.


5. Google map maybe used, compare it to the lot plan and assessor's tax map. Exact coordinates of the lot are described at Google Map.

I hope this will help you be more careful when dealing with raw lands and other types of lots. It's very important to verify the lot location first before entering into any contract. In real investing lots in the Philippines, it's very important not to trust immediately on what the seller is saying to you. Verify everything first. If you don't have so much time in doing the Due Diligence, you may hire a LICENSED Real Estate Broker. Again it must be a licensed broker duly recognized by Professional Regulation Commission.
